What’s your favorite CRM – Top Producer, Wise Agent, IXACT Contact? Each program has its merits and shortcomings, but use them for a while and they become something you can’t live without. The most important thing to keep in mind, though, is that lead management is a must for successful real estate agents. Leads plus closed transactions equal sales and satisfied clients.
Once you get past the bells and whistles, you quickly realize it’s far more than a contact management system. You can use it to manage your contacts, listings, and documents in most effective CRMs.
Keep It Detailed – Keep It Simple
No matter how detailed you want to be, the most important thing is to use your contact management system. What good does it do to have a great referral generation system in place when you fail to place your leads on a drip email campaign? Their name sitting in your inbox will not turn prospective leads into buyers and sellers. So keep it detailed or simple, but process each and every lead you get.
What to Look For
Today’s agents want so much more than this. They need to be able to manage their business from their laptop, tablet, and phones whether or not they are near their desktop computer.
Nurture Your Leads
Once you have made contact with each and every lead, you need to nurture them eventually turning them into clients. Many CRMs have pre-made drip email campaigns that can be assigned to their leads, though I usually suggest customizing them.
Unlimited document storage makes it easy for you to store your documents with your buyer or seller transactions or their contact record. Again, because it’s cloud based, you have access to these documents wherever you are.
Agents or their real estate virtual assistants don’t want to be treated like a bother when we have questions or when a system is down. For the most part, I’ve found good customer support with the CRMs I’ve worked with. That said, there are some that are quicker to respond and easier to reach when there is a glitch with their system than others.
Calendar Tied Into To-Do List
This feature makes it easy to see just what needs to be done whether it’s an email, letter, or phone call. Quickly, at a glance, you can view all of your daily tasks that have been assigned to you. You can add team members and assign tasks to them as well.
Lead management is a must and doesn’t need to be complicated, and with the right CRM in place, it isn’t.
